Highlands Ranch Roofing That Clears HRCA the First Time
A Roofing Contractor in Highlands Ranch Who Knows the Approval Process
Highlands Ranch roofing comes with one step most towns skip: the Highlands Ranch Community Association has to sign off before a new roof goes on. Miss it, and you can end up with a roof the HRCA never approved. Eagle Eye Renovations is a locally owned roofing contractor in Parker, about 20 minutes east, and we’ve been fixing and replacing Douglas County roofs since 2014.
The first Highlands Ranch homes went up in 1981, and building continued for decades after. So a roof in Northridge and a roof on the south end of town can be decades apart in age. Plenty of houses in the older sections are on their second or third roof by now, and every big hailstorm resets the clock.
We do roof repair, roof replacement, hail restoration, insurance claim help, gutters, siding and exterior painting. Before any of it, we tell you what your roof actually needs.
Roofing Challenges for Highlands Ranch Homes
Highlands Ranch is one of the largest master-planned communities in Colorado, with more than 31,000 homes across Northridge, Eastridge, Southridge and Westridge plus the BackCountry. At around 5,800 feet, with the Front Range to the west and the Palmer Divide rising to the south, it sits right where Denver metro summer storms like to build. They come off the foothills fast, carrying hail and wind. Homes that back onto the community’s open space take that wind with nothing in the way. Then winter snow melts and refreezes along the eaves.
HRCA Architectural Approval
Every roof replacement goes through the HRCA Architectural Committee. You can keep the same material class or move up, never down. Whole-house metal roofs are not on the approved list under the current guidelines. We prepare the submittal details with you.
Hail Damage and Wind Off the Foothills
Storms that form over the foothills often hit Highlands Ranch at full strength. In June 2023 an EF-1 tornado touched down here and damaged roofs, fences and trees. Wind-lifted shingles, hail-bruised slopes and dented gutters are what we find most.
1980s and 1990s Construction
The northern neighborhoods were built first. On those homes we often find undersized attic ventilation, cracked pipe boots and step flashing that got reused during an earlier reroof. A new roof is the right time to fix all three.
Douglas County Permits
Highlands Ranch is unincorporated, so roof permits come from the Douglas County Building Division, not a city hall. That's a separate step from HRCA approval. We pull the county permit and schedule its inspection.
Our Highlands Ranch Roofing Process
Four steps, in the order they actually happen in Highlands Ranch, with no surprises about who files what.
Inspect and Photograph
A free inspection on the roof and in the attic. You get photos of every problem we find, so you're not taking our word for it.
Recommend Repair or Replace
We explain what we'd do if it were our house, including when a targeted fix will carry the roof another few seasons.
HRCA and County Paperwork
We give you the manufacturer, product and color details for your HRCA request, then pull the Douglas County permit once approval comes back.
Install and Final Walk
Tear-off, new underlayment and flashing, shingles, cleanup with a magnet sweep, and a walk-around with you at the end.
Repair Makes Sense When…
- Wind peeled back a handful of shingles on one slope
- A pipe boot or chimney flashing is the only leak source
- Shingles are still flexible and holding granules
- The roof passed inspection recently and took a single small hit
Replacement Makes Sense When…
- Hail left bruises on most slopes, not just one
- The roof is near the end of its rated life and leaking in more than one spot
- Old patches no longer match and the roof looks like a quilt
- Your insurer approved a full replacement claim
A full replacement means an HRCA request, a county permit and some waiting. Fixing a small problem early can push that day out by years. Start with a roof inspection and we’ll tell you which column you’re in.
Why Highlands Ranch Homeowners Choose Eagle Eye
Highlands Ranch gets plenty of out-of-state roofing contractors knocking on doors after every hailstorm. We’re the opposite: a Parker company with a local office, a phone that gets answered on weekends, and no interest in selling you a roof you don’t need.
Covenant-Savvy Crews
We know what the HRCA asks for in a roofing request and build that into the estimate, so approval is part of the plan instead of an afterthought.
Rated by Neighbors
An Owens Corning Preferred Contractor with an A+ BBB rating and 4.9 stars on Google, earned one roof at a time across the south metro.
Insurance Without the Runaround
We inspect, document and meet your adjuster so the claim reflects the real damage. If the damage doesn't justify a claim, we'll tell you that too.
Open Seven Days
Weekday hours from 7 to 6, plus 9 to 5 on Saturday and Sunday. Book an inspection when you're actually home.
Roofing Materials That Work in Highlands Ranch, CO
Asphalt Roofing
Asphalt shingles, which the HRCA calls standard composition, are the base material level and the most common roof in Highlands Ranch. Architectural profiles in earth tones and grays are easy to get approved. If you’re replacing after hail, a Class 4 impact-rated shingle is worth pricing out, since it holds up better to the next storm and some insurers offer a discount for it.
Metal Roofing
Under the current HRCA guidelines, a whole-house metal roof isn’t approved in Highlands Ranch. Metal can still work in limited places, such as a porch roof, bay window cap or accent trim, with Committee approval. If you love the look of metal, we’ll show you shingle and tile options that meet the rules, or help you ask the HRCA about an accent.
Tile Roofing
Tile sits at the top of the HRCA’s material levels, so a tile roof can only be replaced with tile. You’ll find concrete tile on some of the larger homes, including in gated areas like BackCountry. It lasts, but tiles crack under hail and foot traffic, and the underlayment beneath often wears out first. We repair and replace tile without breaking more on the way up.

Roofing Questions From Highlands Ranch Homeowners
Do I need HRCA approval to replace my roof?
Yes. The Highlands Ranch Community Association requires Architectural Committee approval for a roof replacement, even when you’re keeping a similar look. The request lists the new material, manufacturer and color, with a sample if that product isn’t already on file. The Committee meets twice a month. Don’t let anyone start tearing off shingles before the written approval arrives.
Can I put a metal roof on my Highlands Ranch house?
Not the whole house, under the current HRCA guidelines. Partial metal on things like patio covers or trim may be approved. If hail resistance is the goal, impact-rated shingles or concrete tile get you most of the way there and fit the rules. Rules can change, so we always check the latest guidelines with you before ordering.
Do I need a permit for a roof replacement in Highlands Ranch?
Yes, a Douglas County building permit, since Highlands Ranch is unincorporated. HRCA approval and the county permit are two separate things, and you need both. We handle the permit and inspection as part of the job, after your HRCA approval comes through.
How long does a roof replacement in Highlands Ranch take?
The install itself is usually quick for a typical home, often a day or two depending on roof size, pitch and weather. The calendar time before that matters more. HRCA review runs on the Committee’s meeting schedule, so plan for a couple of weeks between signing and tear-off. We’ll give you a realistic date up front.
Should I file an insurance claim after a hailstorm?
Get an inspection first. If the damage is minor, a claim might cost you more in deductible and future premiums than the repair is worth. If hail hit hard, we document it, meet the adjuster on the roof, and walk you through the approved scope. Our insurance claims page explains each step, and the Castle Rock case study shows one from start to finish.
